We rented the bottom unit at Tim’s place for a weekend, no one was renting the upstairs unit that weekend. Our group consisted of our two-year-old grandson, his parents and us. The location was perfect since the beach was just across the street and making multiple trips to the beach was not a big hassle. Having the table and porch to have a cup of coffee or just watch the bikers and walkers go by, read or whatever was very relaxing. Tim’s home is immaculate and the photos accurately represent it. We had a wonderful stay. Beach Haven is my happy place. The house was comfortable and the roof top decks and spacious backyard was an added bonus. The house did have pillows which was great. There were plenty of beach chairs and body boards. There were fans and the ac worked great. The beach is an easy walk across the street and the bay is a few minute walk as well. We loved walking to the Boardwalk store for ice cream and bike rentals.

Our stay was great. Tim was an excellent host who communicated information to us before and during our stay. He answered questions and concerns quickly. His space was clean and tidy. The distance to the beach and the town was great. Only issue- the upstairs group was not considerate that people were downstairs. They were extremely noisy. But that was out of Tim’s control. We had a great stay at this listing for a multi-generational family vacation. The host was friendly and communicative leading up to the stay. The location is fantastic – steps from the beach and close walking distance to shops and restaurants. The abundant outdoor space helps make the overall footprint of the home feel much larger, and it’s a great value for a large party in LBI. We did find the home to be a little dated and it was not immaculately clean, so I knocked off one star. Aside from that, this is a great option for large families looking for a good value in LBI.

Tim has great communication! Check in was easy and the house was in a great location with quick access to the beach. The rooftop deck was an excellent perk of our stay with our 19 month old baby. The kitchen has all the basic cooking equipment. The only complaint was the overall cleanliness of the house. Otherwise Tim’s house was a wonderful stay!

We rented the entire house for our sibling get-together. All 14 of us agreed, it was a great house. Had all the amenities…close to the beach. We all loved the roof-top deck! We had a great time! Tim, the owner, is so organized and has great communication skills. He sends emails to you a few days before that answers any possible questions you could have about the house and the area. Hands down would rent again!

We stayed on the top floor of this duplex in Beach Haven. It is a spectacular location with beautiful views. Just minutes away from all the great attractions ( Bay Village, amusement park, shopping, and grocery store). We hardly left Beach Haven the entire time! You can see the ocean from the rooftop deck. The beach is just one block away. Teen kids walked back-and-forth on their own. Great restaurants nearby. The house was very clean and Tim was a very considerate and communicative host. Check in and check out was a breeze.. We will definitely book again.

5 stars all around! We had a wonderful weekend at this beautiful beach home! Tim is very communicative, professional, easy to work with, and keeps his home very clean, organized, and full of all the common necessities. Our group of 12 adults had a perfectly seamless experience. This home is pristine, featuring a lovely rooftop deck, spacious indoors and outdoors areas, and the most ideal location close to everything you’ll need during your stay! There were a few rainy days so we enjoyed the board games and activities inside and were grateful for how spacious the home is as we did not feel on top of each other with our large group inside. We appreciate Tim’s honesty as he reached out to let me know that my bracelet was found by his cleaning team, after we had checked out. I highly recommend staying at this home! Great first floor unit. Quiet neighborhood and one block from the beach. Close to Bay Village, grocery, liquor store, ice cream, etc. Unit was clean and everything worked properly (appliances, air conditioning, etc.). Only *minor* qualms would be that you can hear footsteps from the upper unit quite loudly, and that there was only one parasol in the shed. Would stay again!

This house is a must when considering your options on LBI. Much closer to the beach then it looks on the map. Clean with lots of natural light. The roof deck was great. Upstairs bathroom has two sinks. Both bathrooms had nice showers. Washer and dryer looked new and detergent was supplied by owner. Owner was quick to respond to any questions we had during our stay. We did not use backyard but there were two tables and a nice grill. We were able to walk to restaurants in the heart of Beach Haven (about a mile).

My family of four had a wonderful time staying in the upstairs unit. It was very clean and spacious. We enjoyed meals at the large kitchen table and also on the deck off of the living area. The rooftop deck was the perfect spot to enjoy morning coffee and check out the ocean view. The beach was just a short walk. It was especially nice to have access to the garage so that we could safely store our bikes for the week. Tim, the owner, was nice to work with with. Good communication and very professional. We can’t wait for next year!

We had a fabulous weekend at this beach house. The lower unit was just as described in the listing and we appreciated Tim’s detailed and useful directions. The unit is light, welcoming and comfortable, and the back area is great for grilling and having some outdoor meals. We loved using the outside shower and were able to find some useful beach items in the shed. The proximity to the beach is amazing so going back and forth several times a day was very easy. We would love to come back for another stay.

we stayed at this house with one other family over labor day weekend. we loved the location.. it was steps to the beach and in a really quaint and quiet residential neighborhood. all the shops, restaurants, and fantasy island were nearby and easy to get to riding our bikes. the house itself felt much bigger than what we expected because of the vaulted ceilings, and the house itself was clean and well stocked with everything we needed. tim was very pleasant, always responded quickly, and went above and beyond to accomodate us. we would definitely recommend this house and hope to return next summer!

Our family of 14 shared both floors and had a week that allowed us to be together as often as we wanted and have our own space. The house is clean – bathrooms, sofas, beds can be a concern but not here. Having central air, a dishwasher, washer and dryer and a fully stocked kitchen is great. Beach chairs, toys, boogie boards, beach cart and beach badges a nice benefit. And the back yard has a big grill and 2 tables. We would definitely return here. And – Tim is very efficient with his communications.

Tim’s spot was very clean and exactly as advertised when my group arrived. The location couldn’t have been any better for a group just trying to spend time at the beach for the weekend. We rented a 7 bedroom home from Tim two houses down from the beach. The home was beautiful, clean and very comfortable. It’s the perfect place for a large group to gather and still feel like you had your space. Tim was very organized and detailed from day one of the transaction. He was quick to respond and offer any help needed. Nice to deal with true professional interested in making your stay pleasurable!

Clean, well-appointed house in a great location with close proximity and easy access to the beach. Private yet communal. Plenty of parking. Fabulous backyard with grill and great rooftop deck. We have rented for many years at different beaches along the Jersey shore and all of us agreed that this place was better stocked with utensils, pots, etc. than any place we’ve ever rented. It is located conveniently and was comfortable and clean. We are already talking about renting for a week next year! This was an outstanding experience from start to finish. Timothy was very responsive, often replying to a question within minutes, and provided useful information in a user friendly format. The house’s location so close to the beach worked well for our grandchildren (a two-year-old and four-month-old), and the backyard shed was well stocked with toys, boogie boards, beach chairs, etc. The space is bright and cheery, with up-to-date technology. We were pleasantly surprised at the ample supply of kitchen, bath and washer/dryer essentials. Perhaps the best testament to how much we enjoyed staying here (notwithstanding rain and generally poor beach weather) is the fact that we’ve already booked the upstairs again for September 2019 – and for an even longer period.

Rented both units for a wedding weekend with extended family. We had plenty of room and parking. My concern was that we had young children and safety. This rental has a fenced in large back yard perfect for kids. It also has a big eating patio perfect for large family.
It’s close to the beach, so getting kids there was easy. The owner is terrific and renting was a breeze. Most of all the owner allowed me to rent for the long labor day weekend, all the other rentals I contacted required I pay for the entire week even though all we would be able to use was the weekend.

Perfect house for my family … 7 bedrooms provided enough space for children and adults . Very clean house close to beach, market and fantasy island. The owner sends lots of updates and reminders that are very appreciated. Plenty of mirrors, outlets and storage . We loved the keyless entry and finding some good beach trucks in the shed !

Facilities, organization, location, and communication with the owner were top notch. Close enough to Fantasy Island and downtown Beach Haven to walk (1 mile) and very close to the beach. The two units provided comfortable accommodations for younger and older members of the family. Double tables in the back yard came in handy for getting all 12 of us together for evening meals. Tim was amazingly responsive when I told him the toaster in the one unit wasn’t working; a new one arrived the next day. Frequent and informative emails came to remind us of payments due, things included and that we should bring, lock codes, what to check before leaving and much more. Our crew had a great week and we’re returning next year!

Very nice lbi beach house just steps from two beach entrances. Everything was extremely clean and looks to be just recently update. The outdoor shower was great and nice BBQ/picnic bench. Wish we had brought seasonings to grill. Beds are comfortable as is the common room. Nice table and chairs on front deck too to sit and watch all the bikes and runners go by. Everything was great.

This is the perfect beach house for a family vacation. Plenty of room for a large group, fully equipped kitchen, great yard for dinners. Just steps to the beach, swimming, boogie boarding and surfing for our older grandchildren, bought a little pool for two yr old, filled with pails of ocean water and it was perfect . Great area for biking and fishing. Quiet area for house but yet with in walking and biking of restaurants, shops and park and entertainment area.

My extended family rented both units the week of August 12-19, 2017. The house is in a great location – so close to the beach! It is well equipped with anything you need. The master suite is really nice. Loved the roof deck – views of the ocean and the bay. You can see beautiful sunsets on the bay from the roof deck. Owner is very responsive. I totally recommend this house.

Our family spent the week of July 22, 2017 at Beach Haven 7. The units are clean, updated and very comfortable. The owner is helpful and always available when you call or text. Great location close to beach, owner provides beach passes and plenty of storage for bikes etc. The units are air conditioned with washer and dryers which are all new and great condition. It’s a great place for families with small children or young adults. We were very pleased and had no complaints.

Great location to the beach! The neighborhood is very quiet and friendly. It’s at least a mile to the main strips of restaurants, bars, and grocery/liquor stores, so plan accordingly if you prefer walking as a main mode of transportation while on the island.

When I first looked into booking an AirBnB, this being my first time, I was looking to see where it fit financially in my plan for the weekend with a friend’s wedding upcoming. I loathe the hotel monotony, air conditioning/stale air, continental breakfasts, and the exorbitant rates/fees for a bed in a locked small room. The hotel rates universally across LBI were $185 to start, not including any fees or taxes. Unhappy with all of those considerations I moved to AirBnB. What I found was a full disclosure informative listing of a home near where we needed to be for the wedding. The information provided was Above and Beyond anything I ever expected. I’m a planner and it was very easy to anticipate every aspect of our stay – logistically, financially, and recreationally. The home was pristine clean and just as described. Our group of guests arrived at different times from different states and had no problems settling in, getting comfortable, and hitting the beach. The rest of the weekend was spent in light communication with the host over the conditions of the home, nothing serious or inconvenient, but figured he would like to know about some of them for the future. He was very responsive, gave leeway on things to our comfort, allowed us to not stress about our stay, and made us feel right at home. I cannot say more about how wonderful the weekend turned out. It was effortless. We had WiFi, TV, Air Conditioning, and the wonderful Outdoor Shower as a few highlights. Fully stocked kitchen allowed for us to cook and keep costs down. It was truly a pleasure of a stay. I highly recommend it. You won’t be disappointed. Thank you to our Hosts again and again and again.

We rented this house as a family if 14. We had upstairs & downstairs. It is a great house. It has lots of room & is updated. There is a washer & dryer upstairs and only a washer downstairs. We shared the dryer. The rooms are spacious and the backyard is nice. There are several roof top decks that we made good use of. Each level also has a front deck. The location to the beach is really convenient as well. We would definitely rent this house again!
